Common Questions

Straight answers to the questions you'd actually ask.

No vague marketing-speak — if there's something else you're wondering about, get in touch and we'll add it here.

On rent actually collected. If a tenant doesn't pay in a given period, we don't charge a management fee on that shortfall.

No. The management fee is a percentage of rent collected, so an empty property doesn't generate a management fee — we're motivated to fill it quickly, same as you are.

The number of individual rental properties you have under Bistab's management. Your rate is set by that count and adjusts automatically if your portfolio grows.

The terms of engagement, including notice periods, are set out clearly in our Management Authority — we're happy to talk you through it before you sign anything, with no pressure to commit on the spot.

No. Full management, letting only, inspections only, and the two Tenancy Tribunal fees are all published on the fees page — that's the complete structure. Any third-party costs (like a Healthy Homes assessment) are your cost either way, and we'll always flag these before they're incurred.

Easier than most owners expect. We contact your current agent, collect the keys, files, and bond records, and re-paper the tenancy correctly — with no gap in your rent payments. Most owners spend very little time on the actual switch.

We follow up the moment rent is late, issue the formal notices the Residential Tenancies Act requires, and keep you informed at every step. If it escalates to the Tenancy Tribunal, the application fee is passed through at cost — and if you'd like us to prepare and present your case rather than attending yourself, that's a separate representation fee, both published on the fees page.
